A switching hub remembers the mac addresses of the adapters that are connected to each port (as well as their speed) so when data comes along destined for one particular adapter - say the PC next to the water-cooler opposite the stairs - the data packets are sent straight down that port and nowhere else, at the maximum speed for that device. It's a sort of 'virtual circuitry'. A standard hub blasts all the data to every port, clogging up the network much quicker.
